The Virginian – Common Area Upgrades, Amenities Renovations, and Site Enhancements

Ҵýapp Construction led a comprehensive, multi-phase renovation of The Virginian, a continuing care retirement community in Fairfax, Virginia, transforming both its exterior and interior spaces while maintaining full operational continuity. The project included extensive landscaping, new outdoor amenities, and a complete overhaul of common areas, resident rooms, and dining facilities—highlighted by a grand staircase, a new wellness wing, and high-end finishes throughout. Emphasizing resident safety and minimizing disruption, the team used phased construction, temporary barriers, and advanced modeling tools to navigate structural challenges and aging infrastructure. Unexpected issues, such as deteriorated balconies and HVAC integration problems, were swiftly addressed. Beyond construction, Ҵýapp fostered community engagement through thoughtful gestures like salvaging historic bricks and hosting an ice cream truck, exemplifying their commitment to delivering a personalized, resident-centered experience.

A Transformative Renovation

Nestled in picturesque Fairfax, Virginia, The Virginian is a premier independent living and continuing care retirement community (CCRC). Serving residents of Northern Virginia and the Washington D.C. area for over 40 years, the community was ready to undertake a transformative renovation project that would unveil a “reimagined community” with the latest modern amenities. The Ҵýapp team was brought on board to execute both exterior and interior renovations, updating aesthetics, modernizing amenities, and expanding The Virginian’s offerings to current and prospective residents. Over the course of two years, our team completed each phase of the project without inhibiting the active lives of residents or disrupting operations. We ultimately delivered a beautiful renovation for residents to enjoy that also achieved LEED® Silver certification.

Top-to-Bottom Facelift

The transformation began with numerous landscaping and hardscaping improvements to the surrounding site. These improvements included water features such as a cast-in-place concrete water fountain, a fenced dog walking area, an outdoor kitchen area with a gas fire pit, and an outdoor terrace with seating and tables. We also added outdoor amenities for residents’ and visitors’ use through the renovation, including a children’s playground, a pickleball court, and two bocce ball courts. As the outdoor renovation concluded, we began planning for the next phase.

We returned a few months later to complete the project’s next phase, which included renovating the common areas within the main building and upgrading several resident rooms. The resident upgrades included new millwork, fan coil units, finishes, bathrooms, and laundry rooms. Four resident units on the top floor received extra special care as they had higher-quality finishes than the other resident rooms. While the resident room renovations were ongoing, we were also hard at work completing renovations and additions to The Virginian’s common and amenity areas.

A new two-tiered porte-cochere was constructed on the exterior to provide a safe and protected way to enter the community. Upon entering, residents and visitors are welcomed into a completely refreshed central entry vestibule and lobby with high-end finishes. These finishes include a custom chandelier, a custom Corian planter, custom wood panels alongside the stone walls and floor, and a custom-fabricated stone reception desk. The second floor was opened up and exposed to the lobby, while extensive new windows were installed to provide excellent natural light. A new grand staircase was created that leads from the lobby area to the second floor, making it easier for residents to navigate to various areas of the building. The stairs feature custom handrails, wood finishes, and a built-in, large, custom integrated wine cabinet at the lower level. Dining amenities and kitchens throughout The Virginian were also modernized as part of the project, including adding a new sports bar and wine cellar. On the fifth floor, we renovated an existing space to create the Rock Creek Grill, a high-end restaurant venue with a demonstration kitchen. New amenities such as a theater room and a golf simulator were also added. 

While we were renovating the common areas, the Virginian team decided to add additional scope to the project by demolishing the interior of an existing wing on the first floor and transforming it into a new wellness wing. The new wellness wing includes a hair salon, gym, massage room, nurses’ room, and dentist’s office, bringing these services inside The Virginian for residents’ use and enjoyment.

Emphasizing Resident Safety, Limiting Disruption

Renovating an occupied senior living community poses unique challenges and requires heightened planning, coordination, and care. With both interior and exterior construction taking place in the main areas of The Virginian complex, we prioritized resident safety and operational continuity at every phase. Key to keeping residents safe was the construction of temporary barriers that separated the active construction sites from occupied spaces, maintaining clear boundaries and minimizing residents’ exposure to noise, dust, and construction activities.

A particular challenge to this project was improving the common areas located in the center of the building across multiple floors and between four residential wings. Residents and staff frequently crossed paths with construction zones, necessitating close, daily coordination with The Virginian’s leadership team to manage access routes and ensure safe, uninterrupted movement throughout the areas.

We took a phased approach to the kitchen renovation scope to preserve essential services throughout construction. The prepatory kitchen on the third floor was completed first, allowing The Virginian to continue meal service while we decommissioned and rebuilt the central kitchen and dining space below. This strategy kept critical operations running without disruption to residents’ routines. Additionally, installing the new grand staircase required careful structural work, including cutting through the existing slab and installing new support beams. These activities were all performed with the utmost attention to noise, vibration, and safety impacts for The Virginian residents.

Throughout the project, we remained committed to maintaining a secure, respectful, and functional environment for residents and staff, balancing complex construction activities with the needs of an active care community.

Handling the Unexpected

Unanticipated conditions in an occupied senior living community demand technical expertise and a prioritization of residents. When the structural integrity of the exterior balconies was found to be significantly compromised, we quickly mobilized to reassess the scope, coordinate safe demolition, and rebuild the balconies with minimal disruption. Work zones were carefully secured, schedules were adjusted to maintain access and limit noise during peak resident hours, and clear communication with staff ensured residents remained informed and comfortable throughout the extended timeline. Upon completion and when deemed safe, we turned the balconies back over to the residents for their use. This created a “buzz” around the community as residents were excited to get their balconies back.

We relied heavily on technology and collaboration to address space limitations and system conflicts within the building. When ceiling height issues arose in the fifth-floor fine dining kitchen, virtual reality modeling, completed in partnership with the food service contractor, allowed us to identify and resolve mechanical conflicts before installation. On one of the lower levels, where layout constraints affected the dining room, open demo kitchen, and wine cellar, 3D modeling tools enabled real-time coordination with the design team. This process eliminated the potential costly rework of this area, which would have also caused costly schedule delays.

As we progressed with the renovations, aging infrastructure was uncovered that required quick adaptation. When existing air handlers failed to integrate with the newly installed HVAC system, we acted swiftly to replace the units, restoring climate control without compromising resident comfort.

Delivering Plus 1

From the start, The Virginian team challenged us to deliver nothing short of our very best, and we embraced that expectation fully. Working within an occupied senior living community required more than just our technical skills; it demanded deep empathy, consistent communication, and a genuine commitment to the residents’ well-being. We maintained open lines of communication throughout the project, answered questions, listened to concerns, and ensured that every stakeholder felt heard and respected during the course of construction.

We didn’t stop at simply completing the work; we also looked for ways to make this renovation meaningful and impactful for The Virginian’s residents. When a nearby home on the site was demolished as part of the exterior renovation, we salvaged the brick and invited residents to personally place pieces of the old building into the new construction. This moment gave residents a sense of community around the project. These gestures weren’t part of the original scope; they were born from our team’s desire to go beyond expectations and bring a human touch to the project. As the project neared completion, we brought in an ice cream truck to serve free treats to the residents as a thank you for working with us and allowing us into their homes.

We carried that same care into the quality of our work. Including custom details such as arched mahogany doors, handcrafted wine cabinets, and warm, resident-focused design elements speaks to our respect for the residents who call The Virginian home. Even when faced with unforeseen challenges, our team remained focused on delivering a result that wasn’t just technically sound but also personal and lasting.
